6 Things To Consider Before You Setup A Laundry Business

To setup a laundry business requires no prior experience. You do not need a degree to become a successful laundry shop owner. Also, this kind of business is considered safe and profitable. Nowadays, many people do not have time to wash their clothes because of their busy schedules, so this is a kind of business that can provide laundry service for them.
If you are planning to become a laundry shop operator, then there are 6 things that you must consider to become a successful laundry business operator.

First, location.
Second, capital.
Third, customers.
Fourth, supplies and equipment.
Fifth, operating hours.

1. Location.
To setup a laundry business is a good start for your business to grow. You need to put your business in a large community of large customers. A location within dormitories, schools, business establishments is ideal because of its large volume of people.

2. Capital.
Today, a typical laundry shop will require a starting investment of 300,000 – 500,000 for small laundry shop, and 500,000 – 1,000,000 pesos for big laundry shop. You will spend more on the machines that you will use while other expenses will go on other expenses.

3. Customers.
Customers are the backbone of this business. It is very important to provide quality service to them because through your customers, your business will grow by word of mouth and referrals.

4. Supplies and equipment.
A beginning laundry shop with a minimal budget must have at least two pairs of washers and dryers. You must also remember that the cost of the machines also depend on the brand. To cut off expenses, it is also suggested that you make your own fresheners, detergents, and fabric softeners.

5. Operating hours.
It is important for laundry shops to consider the available time for customers. It will give them time when to deliver and pick-up their laundry.

6. Manpower.
A small laundry shop requires two or three workers. However, if you have a big laundry shop and you are providing services to big institutions, then you need a big manpower. Your employees must be trustworthy, diligent, have knowledge in washing and taking care of clothes, etc. To have good workers will keep your customers come back again to use your service.

Now that you know what to consider in setting-up a laundry business, it is time to know the different ways to increase your income. According to Entrepreneur Magazine, there are 5 ways to increase your laundry business profits.

First, increase the price or target high volumes. “You may either charge more for the services or keep your prices low but target higher volumes.”
You can do this through promotions or adding valuable services like free pick-up and delivery.

Second, “design the shop to make it functional and to minimize costs.” A laundry shop consumes a lot of electricity, and in our country, electrical companies charge the consumers with high amount of money. To avoid this, you can plan your shop by making a big room for drying area. This is very helpful especially on summer or dry season because it cut the cost of electric usage. You can also buy drums and use it to store water instead of using pressurized tanks for the water supply.

Third, “look for commercial and institutional clients for faster return of investment.”  You can charge big commercial and institutional clients with more money. Also, these kinds of establishments can provide more items for your laundry shop to wash. The more items you wash, the more money you will have.

Fourth, “charge more for bulky items and heavy garments.” As a laundry service provider, you must know the service price that you will charge in each item. Charge more for big, heavy, and bulky items like bedcovers, comforters, blankets, jeans, and jackets.

Fifth, “offer dry cleaning.” Dry cleaning service provides high profit in laundry business. However, it requires lots of practice to master it because it can ruin a fabric or garment if not done properly.

Slow Sure Steps to Prosperity

Last night, I was reading one of the books written by Bo Sanchez. He is one of my favorite authors because his writings are very inspiring and uplifting. The title of the book is 40 Stories of Passion – Learn from 40 ordinary people on how to make your life extraordinarily beautiful.

One of the stories that I really like in that book is about the life of Lola Nieves Verneza. She was interviewed by Bo Sanchez, and she was 81 year old at the time of interview. Let me share the things they talked about.

Bo: Nanay, tell be a bit of your roots
Nanay: I came, from a poor family in San Pedro, Laguna.

Bo: Did you always have this entrepreneurial blood in you?
Nanay: Yes! At the age of 15, I was already selling. It was the year 1943, during World War II. I sold “contraband” items that the Japanese soldiers confiscated for their use such as rice and chicken. So in deep baskets, I put the rice and the chicken under my patola and sitaw. I carried these baskets by foot, by calesa, by train and by banca to Manila. It was very difficult and dangerous. But that was the only way we could survive.

Bo: Weren’t you afraid?
Nanay: I was. Those were scary times. I had to intentionally look ugly so that the Japanese soldiers won’t pick on me. If you were pretty, you’d get confiscated too!

Bo: When did you get married?
Nanay: When I was 18 years old, I met Censio in one of my banca rides to Manila. After to talking to my parents, we got married very soon after.

Bo: What was Censio’s livelihood?
Nanay: He was a poor farmer and a fisherman. But even after the war, I continued to sell whatever I could find that I could make a profit on.
Bo: And you lived a simple life so that you could save…
Nanay: Yes. We saved every centavo. If my children asked for 90 centavos to buy something for school (and I gave them one peso), when they returned, I asked for the 10 centavo change.

Bo: What happened next?
Nanay: When we saved enough money for a down payment, we bought a jeepney. Censio learned how to drive and decided, with complete trust for better opportunity, to relocate the whole family to Paco, Manila. By grace or chance, he got an offer as a driver from the nearby school to be their official “school bus driver.”  Meanwhile, I opened a tiny store in Paco Market to sell clothes. It was really a four-foot table and nothing much. But every day, I’d wake up early in the morning to work, saving for our children’s future.

Bo: And then what happened?
Nanay: Through our savings, Censio was able to buy a second-hand bus to meet the demand of more students being served. And then we bought a property loan. The owner of the land was a friend and she agreed on a pay-when-able scheme. Through our savings everyday, we paid it in two years. After that, we build apartments. To save money, my husband learned how to be an architect, engineer, contractor and foreman – even if he only finished Grade 6. And so for another two years, we built 70 apartments…

Bo: Seventy: Did you say 70 apartments?
Nanay: Yes, 70, very simple and small apartments.

Bo: How did you do it?
Nanay: Censio would borrow from the hardware construction material. We built one apartment and rented it out right away. We asked for a two- or three-month deposit from the tenant. We used that money to start building another apartment unit. We didn’t stop until we reached that many apartments.
Bo: I still can’t believe you built that many apartments! Wow! Weren’t your neighbors shocked?
Nanay: They were. They thought we got money from rich relatives. They didn’t know that through all those years, we were saving money – little by little.

Bo: Thank you for your inspiring story. At 81, now that Censio has passed away, you give most of your time to your service to God. Any last words?
Nanay: Live a simply lifestyle. . Eat vegetables and fish. Avoid stress. Don’t have too much worries. Pray. At magtipid. Mag-ipon. At lahat ng kita, itago. Ilagay sa negosyo o sa paupahan. (Be frugal. Save. Keep all your income. Put it in business or lend it to someone.)

How to recruit an EFL/ESL teacher in the Philippines

Recruitment is the process of looking and getting the right person in the right job.  And the success of the company depends on the person that will be hired.

Six years ago, I became a part of the recruiting team in one of the universities in Thailand.

I was assigned to assess foreign applicants who want to teach EFL in the Language Department of the university.

I encountered applicants from various backgrounds, and honestly speaking, it was a difficult extra job given to me.

To be a recruitment officer needs patience and analytical skill. You have 30 minutes to 1 hour with the applicant to decide whether he/she is going to fit in the job.

This article will talk about it, and my main focus is for language schools here in the Philippines who are looking for fresh and experienced ESL teachers.

Here in the Philippines, summer is the usual time for the new graduates to look for a job. It is a great opportunity for newly opened language schools to hire teachers, likewise for old language schools. Also, many Filipinos are benefited because of the possible jobs as ESL teachers.

Before you start the recruitment process, it is important to know exactly what your school needs. Have your goal in sight, and list down the questions that will guide you in the recruiting process.

Here are some of questions you need to consider:

  • Are you planning to hire teachers for young learners or adult learners?
  • What kind of ESL program your school is offering?
  •  Is it a short term program or long term program for ESL?
  • Are you looking for a teacher with a long experienced or just a new graduate? (Both of these have advantages and disadvantages)
  • Do you want to hire a full time or part time teachers?

After you know what you want, you need to brainstorm the profiles of the candidates. These are the three categories you need to consider:

Qualifications –
·         Is a university degree important to the school?
·         Will you hire an applicant with a TEFL / TESOL certificate?

B.      Work Experience
·         How long has been the applicant an ESL teacher?
·         Does the applicant have a work problem or criminal record in his/her past jobs? In 2007, an FBI fugitive was caught in Thailand. He was an ESL teacher in an international school when he was arrested. It was unknown to the school officials that the man they hired was a rapist and a pedophile in America. This experience should teach us that a background checkup is important during the hiring process. Here are the following suggestions that you can do to check the applicants background:
1.       Ask the applicant to produce a latest NBI clearance and local police clearance. You can also ask for authenticated birth certificate from NSO to be sure of the applicant’s identity.
2.       Call the previous employer if there is any, and ask for the applicants working behavior.
3.       If you noticed that the applicant’s documents are faked then it is better to get rid of him/her. Honesty still rules.

C.      Personal Qualities –
·         Is the applicant adjustable; has a sense of humor, energetic, knowledgeable, etc?

These three categories will help you during the recruitment process. You can add more categories as long it will fit on the job qualifications.
Let me add more questions that will help you before the recruitment:
·         What will you ask during the interview?
·         How will you verify the applicant’s diplomas and certificates?
·         Will you do a post interview before the actual interview?

The bottom line here is to get as much as information as possible before you invite the applicant for interview.

Now that you know what you are looking for, then you are ready to start for advertisement.

There are many ways to do it. You can do it by word of mouth, internet, newspaper, billboard, etc. If you will post advertisement on the internet, make it attractive to the applicants.

List down everything that the applicants needed to know like experience, qualifications, qualities that your school is looking for an ESL teacher.

You might want to include the information of the class (size, age group, type of ESL program). Do not also forget to include your school information, contact number, and its location. It is your discretion if you will also include the teacher’s salary.

Once you posted an advertisement through online or offline, then expect that you will receive calls or emails from potential candidates.

Check the applicant’s CV using the three categories I just mentioned. Use it to analyze if he/she is fitted for the job.

You can phone and ask a few questions if you want to ask some clarifications. If the applicant is well fitted, then schedule an appointment with the applicant. You can also ask him/her to bring some documents that will support the information written on the applicant’s CV.

Make it sure that the interview will be done in a quiet place without interruptions. It will make the candidate at ease and not to be stressful during the interview.

I’ve noticed that applicants reveal less if he/she is not at ease.

Avoid too personal questions.  It is better to list down the questions so there will be a flow during interview.

You can also ask the candidate to show a teaching demonstration in front of the student. After the interview, tell the candidate that he/she will be hearing from you in _ _ days.

Professionally speaking, it is better to wait at least 24 hours before you contact the candidate.

It will give you the time to decide to accept the candidate as an ESL teacher in your school.

I believed that a time well spent in finding a right person will give you less time spend with problems once the applicant is hired.

How to use your income to be financially independent

There are many misconceptions about being wealthy or financially independent. People think that you are wealthy if you have millions of cash in your bank. Are you wealthy if you have 5 million pesos? What about 10 million pesos? Being wealthy depends on the person’s lifestyle. Even you have hundreds of millions in cash, but you have also millions of debt, then you would still be short of money.

“To be wealthy is a condition where your present financial resources can support your lifestyle over a long period of time, even if you do not work to generate income.”

If you are currently employed, or if you have business, then you have the capacity to become financially independent in the future. For the common Filipino, our personal income is our financial resources. There are two different kinds of income: one is active income and the other is passive income.

Active income comes from your job, talent, and skills that you have. There are 2 basic types of active income:
primary income – this is the main source of our income. It comes from our salaries.
·         additional income – this comes from our sidelines or irregular incomes.

Active income should be only used to “fund your living expenses” and to “fund your savings and investments to generate future income for you.” It should be only spend for our needs not for our wants.

How about passive income? It “is the income that is generated by your earning assets and investments.” It is an income you earn even you do not work. It has two main purposes:
·         “to further increase your investments that will fund your future needs when you have to stop working.”
·         “to fund your periodic WANTS”. This is where you’ll get the money for the things you want like vacation, parties, fashionable clothes, etc.

Let me use the experience of PJ as a example written in Dr. Colayco’s book.
“At the age of 32, PJ became a very successful marketer since he was a very driven and hardworking man.”

“He was able to earn over fifteen million pesos in just 18 months. His dream, apparently, had finally come true. Emboldened by his instant wealth, PJ began to indulge in unnecessary luxuries. A brand new Pajero was his first purchase. Next came the extensive remodeling of his family’s rented apartment, expensive furniture, two more vehicles, millions “invested” in a pyramiding scam; a movie production that was never completed; and big loans to friends for projects that were not viable. “

“He spends a lot of money on things that were unnecessary and did not bring in any income at all.”
“Sadly, financial success is not the end of PJ’s story. In less than two years, he ended up losing most of the money he had earned.”

Now the question is this: “How did he end up losing all the money in a short time? PJ failed to understand what his needs are, and what his wants are. He shouldn’t use his active income to pay for his wants.

According to Dr. Colayco, he should have:
·         “brought a cheaper but useful and reliable car first”
·         “saved the difference in cost and invested it to earn interest”
·         give himself some more time and let his investment accumulate earnings”
·         set fixed financial goals and once achieved, he could use this passive income to upgrade his car to a Pajero”

To achieve financial independence is possible if we will use our financial resources properly. We must always remember that active income should only be used for our NEEDS, and passive income is only for our WANTS.

You do not need to wait to be financially independent. You can achieve it “at any age.” But it’s your advantage if you will start to save while you are still young.

Lastly, “to be wealthy means we have the passive income that can support our chosen lifestyle until we die.”

Adapted from the book of Dr.Colayco’s Wealth Within Your Reach.

6 basic needs that we must have.

What is our need? Needs are man’s basic requirements to be able to live daily. Examples are food, shelter, and clothing. We need food so we can have energy to work and study. We need shelter where we can sleep. We need clothes to wear in school, in office, and at home. To live without these needs makes our life difficult.

If you have a job or have a source of income, then it is your advantage to meet your needs. But despite  of having a job, there are still many Filipinos who cannot save money, and usually run out of money.
Many of us live beyond the means because we sometimes do not know the difference between our needs and wants. Usually, we measure our needs based on the things we see around us, pressure from our friends and family, and being insecure or envious of others.

To solve this problem, we need to identify our real basic needs. Below are the real needs that will help us to live well.

1. Food.
Filipinos are known as food lovers. Everywhere you go, you can see many food shops like fast foods restaurants to fine dine-in restaurants. And usually, it is one of the reasons why we always run out of money. To eat a simple and nutritious food cooked at home is a need. But eating in an expensive restaurant is really a want. However, there are times that it is cheaper to buy food rather than to cook. Just choose which option will give you nutritious food at the lowest cost.

2. Clothes.
How many clothes do you really need? You need clothes that are clean, neat, and are suited for your daily activities. To buy expensive clothes which is out of budget is a want. Take the example of Jimmy.
“Jimmy is admired because he is always dressed well and neatly. Actually, he only has four pairs of pants and ten shirts, even if he can afford to buy more. He says that he is able to save by buying only when his pants and shirts are already worn out. He chooses high-quality clothes that will last long and will still look good, even if he has worn them many times.”

3. Housing and Utilities
A house which is enough for you and your family, with simple furniture, a basic cooking set, a TV set, simple cellphone or telephone are needs. However, a big house with expensive furniture, expensive home entertainment, and expensive cellphone are wants.

4. Transportation
Enough money for you to be able to work and return home is a need. Sometimes, it will cost you less to own a car than to take public vehicles. How about buying a car? There is nothing wrong in purchasing a car. It only becomes wrong when you buy it without carefully examining your financial capacity to pay.

5. Education
Many young people think that to study in a prestigious school will give them a good future. This idea is not true. You can be a successful student if you are diligent in your studies. If your parents cannot afford you to enroll in your chosen school, then you can help them by:
applying for scholarships
becoming a working student

You must also remember that choosing what course to take and what school you will study is an investment decision, so choose wisely.

6. Recreation
You need a simple recreation to help you relax and cope up with stress. There are many free things that you can enjoy without worrying any financial expenses.
you can go to a public park
you can read books and magazines
you can spend quality time your family
you can jog every Sunday morning
etc.

Avoid travelling in different places and having big parties if you will use the money from your active income. Travel and big parties are only for those who already have passive income to spend.

To live a financial stress free life is possible. It only depends on the person’s lifestyle, and to live within your means is the best rule.

Know the 10 Secrets of How to become a Successful Person

how to be a successful personLast night, I was reading a book published by Worldlink Marketing Corporation. The title of the book is,”You Can Be Rich.” It provides practical guidelines and information for those who want to be financially independent.

There is a chapter in the book that caught my attention, and this is what I will share with you.

Secret #1 Learn the Value of Time
Time is a very important tool for you to be rich. At present, many people are using it in a wrong way. They want to get wealthy in the shortest time as possible.

However, to be wealthy doesn’t work that way. It takes time to earn money, and to let it grow. While you are still young, save or invest money in government bonds, mutual funds, stocks, and even banks. The younger you are, the more opportunity you will have.

Secret #2 Set Lifelong Goals
Do you have goals in your life?

I remember the story of John Gokongwei Jr. the founder of JG Summit Holdings. Despite of his young age, he continued to work hard because he had a goal in his life.

According to studies, you can develop self discipline if you will “establish a habit that you can do constantly.” It was proven that if you will do something straight for 30 days, then it will become a part of you.

Let me take myself as an example. One of my hobbies is to write articles. Before, I was having a hard time to finish any articles for my blogs, because of my busy schedule. Then I came up with a solution – that is to wake up every morning at 4 am, so I can write freely.

It was difficult at first. However, I was persistent to do it. For 20 days I forced myself to wake-up at 4 am just to write articles. The result was fantastic. Since then, to wake up at 4 am had never been a problem. It became a part of me. It will never happened if I didn’t discipline myself.

If you want to be more happy, be a blessing to others. Share the things that you have, so it can help others. In return, you will be blessed too.

5 reasons why you are always late

i am lateOne of the common problems that every employers encounter in the company, is the problem of habitual tardiness among the employees. Despite of being called a “common problem”, I still believed that this is a serious matter that needs to be solved.
If you always come late in your work, then something is wrong with you. Your company cannot help you with it. It is only you who can solve your habitual tardiness. So the question is this, why are you always late in your work? Below are the 5 common reasons:
1. You do not admit that you are always late. If you keep on denying that you are not late, then you are not helping yourself. Unless you admit that it is your problem, then it will be very easy for you to change your bad habit.
2. You are not conscious of your time. Time is very precious. A wasted time cannot be used again. To solve this problem is not that hard. You just need to convince yourself that every minute is very important. If you do not have a watch, then buy one. Keeping a watch and having a clock at your house will also help you. Make it sure that your time is accurate, and both has the same time. It is also helpful to set your time 10 minutes in advance. If your office work starts at 9 am, then do not leave your house at 8.30 am. Always be conscious of your time.
3. You are not organized. To be organized will help you not to be late, and not to delay things that needs to be done. How many times have you been late because you couldn’t find your car keys? How many times have you been late because you do not know where to find your office uniform? Always remember, that disorganization is related to lateness. To avoid this problem, you need to put your things in proper places. Do not mixed your personal stuffs with your office stuffs. Put everything in proper places. A storage or a box can be helpful. It will make you organized.
4. You do not plan ahead and you do not prepare. If you have a scheduled meeting, an appointment, or your usual work, then always plan ahead of time.It will make things run smoothly, and it will save you time. Make a reminder list. Write down the important things that you will do and prepare, so you will not forget it. Make a schedule. It can be daily, weekly, or monthly schedule.  If your work always begin on Monday, then prepare everything that you will need for the week on weekend. It will not be stressful to start your week if everything is prepared. Let me make my wife as an example. Being a busy husband, she makes it sure that my working uniforms are ready every Sunday. She always does it and it helps me not to worry of what will I wear during weekdays. Always prepare and plan ahead of time.
5. You do not sleep on time. This is one of the reasons why people are always late on their work.Studies show that a person who sleeps 7 – 8 hours shows a positive working attitude compare to those who sleep for few hours. It is also easier to wake up on time if you will go to bed early. If you have a problem of waking up in bed on time, then use an alarm clock. Put it somewhere where you can reach it. Do some body stretching once you get out from your bed. It will also help you wake-up.
Habitual tardiness can happen to everyone. However, you can avoid this bad habit if you have self discipline. If you want to value yourself and to have a good reputation on your present job, then AVOID OF ALWAYS BEING LATE, or it is better of NOT NOT TO BE LATE AT ALL.
